As part of the Workplace Experience (WX) team, the WX team provides essential services in supporting the Business for all the Corporate Real Estate, Facility Operations, Infrastructure Maintenance and the Business Services of the workplace. 

 

Job Location: Based in Research Triangle Park, NC, the Lead Facility Engineer has responsibilities for the ~800,000 ft.² facility.

2nd Shift: Monday - Friday 3pm - 11pm

Job Requirements

The Lead Facility Engineer is responsible for the 24x7 operations and maintenance of critical campus and data center infrastructure. This role requires expertise in data center air conditioning, chiller plant operations, air handling units, and associated controls. The engineer will adhere to Standard Operating Procedures (SOPs) and work order documentation practices while ensuring safety under schedule pressure. Familiarity with emergency power generation and distribution is essential. The engineer will work both independently and as part of a team to identify and remedy equipment alarms, troubleshoot complex system faults, and ensure system-level readiness, capacity, and redundancy.

 

Responsibilities:

  • Operate equipment and systems to ensure ZERO downtime, monitoring performance via direct observation and computerized controls.
  • Optimize equipment for best energy performance, performing rounds and readings to document and enhance facilities performance.
  • Implement energy-saving strategies.
  • Respond promptly to facilities breakdowns and alarms, mitigating losses, stabilizing and restoring service.
  • Create SOPs, work plans, and Methods of Procedure (MOPs) to minimize operational risks.
  • Regularly verify the accuracy of drawings, system labels, and documentation, providing feedback for improvements.
  • Act as a Subject Matter Expert on assigned systems, training others and certifying operations.
  • Perform routine duties of a Facility Engineer, including maintenance and operation of air compressors, chillers, pumps, cooling towers, fans, motors, frequency drives, and HVAC systems.
  • Participate in root cause failure analysis.
  • Maintain logbooks, records, and CMMS work order notes as required, and participate in shift turnover.
  • Create work orders and job plans for corrective maintenance.
  • Evaluate equipment condition and contribute to project and capital budget planning.
  • Perform mechanical repairs on facilities equipment, including fans, drives, and pumps.
  • Troubleshoot and repair associated electrical apparatus, including motor connections, drives, motors, electric operators, and positioners.
  • Conduct plumbing, piping, and refrigeration repairs on critical facilities systems.
  • Make control systems adjustments and settings changes on digital controllers.
  • Perform preventive and predictive maintenance as scheduled within the CMMS system, completing work orders and making notes on system conditions and improvement recommendations.

Education

  • High school diploma or GED required.
  • Completion of an Apprentice program in facilities HVAC maintenance and operations, stationary engineering, or equivalent training.
  • Preferred training in Facilities Technology or Facilities Management (e.g., Air Conditioning, Heating, Refrigeration Technology, Industrial Management Technology, Industrial Systems Technology).
  • Minimum 5 years of experience in the operation and maintenance of industrial facilities equipment and systems, including cooling towers, air compressors, chillers, chemical treatment, and HVAC systems.
  • CFC refrigerant recovery certification (Universal or Type II minimum) required.
  • Familiarity with HVAC, pressure vessel, mechanical, and electrical codes, as well as regulatory requirements

Compensation:
The target salary range for this position is 80,750 - 119,900 USD. The salary offered will be determined by the candidate's location, qualifications, experience, and education and may be outside of this range. Final compensation packages are competitive and in line with industry standards, reflecting a variety of factors, and include a comprehensive benefits package.
