Job Location:

Based in Research Triangle Park, North Carolina, the Facility Support Program Manager – Buildings and Grounds has responsibilities for the ~800,000 ft.² facility and associated property.

Job Requirements

As a Facility Support Program Manager, you'll work closely with Facility Program Managers, Engineers, and the WX organization. You'll oversee the operation and maintenance of facility grounds and building systems, requiring expertise in landscaping, irrigation, roofing, and elevators. This role demands adherence to Standard Operating Procedures (SOPs) and the ability to work safely under pressure, with knowledge of basic electrical distribution systems.

You will troubleshoot issues, prioritize and schedule maintenance tasks, communicate performance metrics, and complete tasks with minimal supervision. Strong customer focus, critical thinking, and the ability to learn system-level knowledge are essential.

Responsibilities:

- Oversee daily operations, maintenance, and modifications of systems such as roofing, elevators, irrigation, and landscaping.
- Manage campus-wide irrigation, including monitoring and winterizing.
- Coordinate with teams and vendors for maintenance tasks.
- Report repair status and ensure customer satisfaction.
- Provide support outside normal hours as needed.
- Handle minor related projects with guidance from the Facility Operations Manager.
- Support renewal of vendor contracts and monitor vendor performance.
- Ensure safe and efficient operation of elevators in compliance with state requirements.
- Respond on-site to emergencies and complete necessary work orders.
- Monitor and maintain EV charging stations, bioretention systems, and landscaping.
- Suggest landscaping enhancements and perform general maintenance tasks such as drywall repairs, painting, and ceiling tile replacements.
- Collaborate with IT, Engineering, AV, and Security for repairs and projects.
- Perform regular inspections of buildings and grounds, maintain organized and clean spaces, and handle vendor purchase orders.
- Performs duties with a focus on safety and does not have formal supervisory responsibilities.

Qualifications

• High School diploma or GED
• 5+ years’ experience in large commercial facility operations
• 5+ years’ experience managing and maintaining commercial irrigation systems
• 5+ years’ experience with commercial landscaping upkeep of plants and turf
• 5+ years’ experience with elevator operations and roof maintenance
• Experience with CMMS ticketing or similar maintenance management systems
• Ability to read drawings and construction as-builts
• Ability to read and follow maintenance and repair manuals
• Requires excellent time management skills
• Knowledge of data center environments a plus
• Proficient in MS Office Suite, specifically MS Excel and other data base spreadsheet applications along with Adobe programs.
• Valid Driver’s License
• Physical requirements include standing, walking, working on ladders, working in tight spaces, and carrying 50 pounds

Compensation:
The target salary range for this position is 80,750 - 119,900 USD. The salary offered will be determined by the candidate's location, qualifications, experience, and education and may be outside of this range. Final compensation packages are competitive and in line with industry standards, reflecting a variety of factors, and include a comprehensive benefits package.
